FAQs


Common questions folks have about the HOA covenants and restrictions are answered below:
  • Target shooting by all types of firearms is unrestricted, safe practices are encouraged. Hunting is restricted.
  • No architectural review needed. Minimum square feet requirements are 1200sqft for 1 story, 1700sqft for 2 story home. Two stories is the maximum.
  • Minimum of 35% of the residence exterior must be of stucco, stone, wood or brick.
  • HUD specification mobil homes not allowed. IRC modular homes are allowed. Contact the HOA to check if your modular meets our requirements.
  • Only one residence allowed per lot.
  • Only single family residences are allowed (no duplexes, triplexes, etc)
  • No practical restrictions or requirements on outbuildings such as barns, garages, stables, etc.
  • All buildings must be set back 100 feet from nearest lot line.
  • Fences have no restrictions or setback requirements.
  • You can have any non-commercial livestock you wish.
  • No commercial activity permitted but we do allow normal in-home business uses (making home crafts, home offices, piano lessons, etc). Primarily we do not allow business activity that generates any kind of commercial truck activity or public retail activity.

Dues:

  • Dues is $395 annually billed each January. 
  • Dues are used primaries for upkeep of the ranch road gravel and drainage.

Road Gravel & Repairs

  This summer we searched out a new road base supplier because our long standing previous supplier had a sharp increase in price.  We found a new guy that is very competitive in price and hauls from a closer gravel pit which means less time/cost for trucking. We added 11 loads (~25 tons each) of class 6 roadbase to the roads in early July at about a 40% less cost per load using the new supplier. Slight repairs were needed to the river crossing after the torrential downpour and severe river flooding over the road last week. Some edges of the concrete covering on the downside of the crossing had broken off and some areas loosened from the speed and force of the water. We had a couple yards of concrete delivered. Tim Niichel did the project with some volunteer help from Mark Pomeroy, Michael Guertin and Paul Guarnere. It was overall a simple fix of patching some washed out areas and weakened edges.
